CESO partnered with Sunbelt Rentals, Inc. to develop a new 22 acre, ground up Regional Training and Collaboration Campus in Grapevine, Texas. The campus includes five new buildings, anchored by a three story flagship office building designed to achieve LEED Gold certification.

Our scope included full architectural and sustainability services for the 41,790 square foot office building plus a basement, along with design for four additional pre‑engineered metal buildings (PEMBs) ranging from 12,181 to 22,017 square feet. Together, these facilities support Sunbelt’s training, office functions, and operational growth.

From the start, Sunbelt emphasized the importance of creating a campus that balanced functionality, performance, and a strong sense of place. Our team collaborated closely with Sunbelt and its partners on building orientation, site access, parking and fire lane layout, and pavement types surrounding the office building. We also collaborated on floor elevations, an essential step given the building’s proximity to a main intersection and the bike paths along the north edge of the site. CESO led the relocation of overhead power infrastructure to be moved to underground to improve sightlines and allow large equipment to move safely and efficiently through the site. Beyond the campus footprint, we partnered with the City of Grapevine to support the widening and improvement of Wall Street, reinforcing the project’s long‑term community impact.

The three‑story office building stands as the architectural centerpiece, featuring a steel frame, curtainwall glazing, applied stone and thin brick finishes, and a dramatic three‑story atrium that serves as the heart of the building. Outdoor elements—including a trellis‑shaded seating area, custom water feature, and landscape walls—extend the experience beyond the building. The Load Banks, Earth Moving Solutions, Power & HVAC Solutions, and General Tools buildings are PEMBs enhanced with custom exterior wall systems including CMU, stone veneer, exterior insulation and finish systems (EIFS), and metal panels to achieve a cohesive aesthetic. Interior spaces blend polished concrete, carpet tiles, Venetian plaster, and architectural metal panels for a refined, durable environment.

Sustainability played a central role in the three-story office building design. Targeting LEED Gold certification, the building incorporates rooftop photovoltaics, advanced daylighting through light shelves, exterior solar shading, high‑efficiency mechanical systems, LED lighting, and enhanced indoor air quality measures. These strategies significantly reduce energy and water use while supporting occupant comfort and long‑term operational efficiency. The building now serves as a model for Sunbelt’s commitment to sustainable, high‑performing facilities.

The campus exceeded expectations, delivered on budget, aligned with Sunbelt’s schedule, and received strong praise from leadership—most notably, “We got exactly what we wanted.” Today, it stands as a key asset and a testament to the strength of our partnership that will continue to support Sunbelt’s future development needs.
