Winding Creek - Springboro, Ohio
This 600+/- acre development located in both Warren County (422 +/- acres) and Montgomery County (178 +/- acres) is a Planned Unit Development with 891 home sites, 150+/- acres of open/green space and 62+/- acres of retail space. Originally designed through a developer who sold the entire community prior to the completion of phase I. The current developer requested CESO's services to design a complete reconfiguration of the development to facilitate traffic flow, properly phase development, and take into account economic circumstances and environmental conditions.
This ongoing project commenced in the fall of 2008 and all phases are anticipated to be complete by 2021. CESO's responsibilities include the following:
- Redesign undeveloped area taking into account the phase I section that had previously been constructed.
- Reconfiguring the neighborhood retail to accompany the development.
- Design well connected internal roadway network.
- Completing storm water calculations and basin designs.
- Designing a community center area with pool, clubhouse, basketball court, and playground.
- Designing recreational greenspace areas to compliment the substantial creek and natural surroundings.
- Design connecting walking paths throughout the community.
- Offering alternatives to the residents of the community for the redesign.
- Re-approval of Stage II in Clearcreek Township(due to the developers design changes).
- Rezoning from Agricultural to R-4 in Washington Township section of development.
- Obtaining all Utility & Governmental approvals spanning two counties, two townships and three school districts.
- Bidding out all future construction phases of the development.
- Construction Management for all future phases of the development.
